Our client agreed a new 20 year lease of a 100,000 sqft 1990’s built warehouse on the outskirts of Leeds City Centre.

Our role was to implement the agreed dilapidations works as outlined by the Landlord’s Surveyor and the outgoing Tenant from the property. The role involved typical project management of the works and acting as CDM Coordinator but also liaising with the Landlord’s Surveyor to implement drawdown payments from the dilapidations monies owed.

Works to the site included complete overhaul and redecoration of all external powder coated aluminium cladding, extensive roof repairs including cut edge corrosion repairs and installation of new roof sheets and glass reinforced roof lights. Internally, a complete strip out of the premises was undertaken and structural investigations into the concrete floor slab were overseen to ensure adequate bearing capacity was available for the installation of specialist industrial equipment and a mezzanine floor.

We also prepared detailed planning documentation to illustrate the client’s proposals for extending the property to suit their fit-out works. Lucas Lee also liaised with Building Control to ensure proposals were compliant.

All works were completed to suit the clients’ fit-out works undertaken by a specialist Design and Build contractor under a separate build contract.
