Initially appointed by Mitchells and Butlers to advise and respond to a Repairs Notice issued by the owner-occupier of The Royal Hotel, Cardiff. Our client Mitchells and Butlers own the intermediary long leasehold interest in the building and are responsible for procuring and executing works to the premises.
Our role was to ensure our clients repairing liability on the building was correctly apportioned under the terms of their lease prior to agreeing to a detailed Schedule of Works with the Surveyor acting on behalf of the owner-occupier of the building. This also required close liaison with a Structural Engineer to ensure structural movement on the property was corrected and/or monitored.
Following competitive tendering of the works and appointment of a Principal Contractor, Lucas Lee were then engaged as Contract Administrators for the works ensuring all conditions of the building contract were upheld and to Project Manage the works on site.
Works were carefully planned and carried out whilst the Hotel was fully occupied and other ground floor Tenants remained in situ.
Listed Building Consent along with specialist stone cleaning, structural repairs and Party Wall and oversailing license issues were all successfully resolved by Lucas Lee as part of the project.
